Gas Safety

The UK government has not allowed landlords to suspend or postpone the requirements for the servicing and checking of gas appliances despite the COVID-19 outbreak. 

As a result High Peak Borough Council and Liberty will continue with annual gas safety checks.

Liberty are sending letters to tenants this affects to notify them of this and what to do if they are shielding or self-isolating. It also outlines what measures Liberty are taking to ensure yours and their staff safety during this time.

What to do if you smell gas and the annual gas safety check process explained

If you smell gas...

  • Turn the gas supply off at the meter
  • Open the windows and doors to get rid of the gas
  • Phone National Grid (formally Transco) immediately free on 0800 111 999
  • Do not smoke or use matches or cigarette lighters
  • Do not turn lights or electrical switches on or off
  • Do not try to solve the problem yourself

Please note that you must not use oil, paraffin or gas cylinder heaters in your home.

Annual Gas Safety Check

As your landlord, by law we must service and check the safety of all gas appliances every year.

Arranging Access

Liberty, our contractor, will write to you a few months before your annual service is due with an appointment, please do not ignore this letter.  If for any reason you can not keep the appointment, please make contact via the details provided on the letter to rearrange - email: AdminAllianceNorse@liberty-group.co.uk telephone: 0330 333 5772

If the engineer calls at your home and is unable to gain access, a card will be left stating that it was not possible to carry out the service. A new appointment will be allocated and you will be sent a letter with your new appointment date.  If you do not provide access for the annual gas safety check to be carried out, the council, as your landlord, may start legal proceedings and serve an injunction against you to enter your property, or ultimately you may be evicted from your home.

What happens during the safety check?

The safety check consists of servicing and maintaining all of the gas heating appliances, this includes the central heating boiler and the gas fire if there is one installed.  Different types of boiler will take different amounts of time to service.

The engineer will also make a visual check of your cooker and disconnect the appliance if it is dangerous. You must then arrange for a suitable repair or replacement.  You must always use a 'Gas Safe' registered gas engineer when installing any gas appliance, including gas cookers. To check if a gas engineer is registered call Gas Safe on 0800 408 5500.

You will need our written permission to fit any gas appliance, except gas cookers.

Once we have completed the gas safety check, you will be asked to sign a 'Landlords Gas Safety Record' certificate and you will be sent a copy.

Why have a safety check?

The safety check ensures that your gas appliances are working correctly and efficiently. Another reason to have the safety check is for the well being of you and your family, without an annual service carbon monoxide can be produced, which can cause serious illness and in extreme cases can be fatal. Information for New Tenants
