
We are able to accept your planning application online, if you wish to submit your planning application online through the Planning Portal, you will need to register your details. The Planning Portal offers a wide range of services and guidance on the planning system. You will be redirected to this site where appropriate.
We aim to register a planning application within two working days of receipt of a correctly submitted application. If the application is incomplete or invalid we will inform you of the reasons within five working days. If your application falls outside the scope of legislation, we will return it within 15 working days.
Pre-application advice is often helpful in determining whether a development proposal is likely to proceed or for guiding the way plans are drawn up.
If you know that planning permission is required for the works you wish to carry out as a householder – extensions, conservatories, outbuildings - pre-application advice is available by contacting the Development Control Section on 0845 129 77 77 or 01298 28400 or by completing the Online Planning Enquiry Form.
If you are a householder or if you want advice as to whether proposed works to a domestic property require planning permission, please refer to the householder request service in the Do I need Planning Permission? section of our website. Many types of development on a domestic property do not require planning permission but may still require consent under the Building Regulations.
For all other types of development, the Council makes a charge for pre-application advice. The schedule of charges is set out below:

Our aim is to contact enquirers within 10 working days to make arrangements for a meeting (if one has been sought), with an ultimate aim to provide a written response within 21 working days. However on some occasions we will be dependent on external consultees and so cannot undertake to meet these timescales on every occasion.

For major or significant developments the Council recommends that consultation takes place with the local community, before an application is submitted.
We have a duty to consult a variety of people about the application so that their views can be taken into account when the application is formally considered. These include the parish or town council, owners and occupiers of neighbouring properties, and other appropriate bodies such as the Highway Authority or the Environment Agency. Applications which are either clearly in accordance with the development or planning policies are determined by Council Officers. Major applications and those that are contentious or finely balanced may be decided by the elected Councillors at the Development Control Committee.
