
The Core Strategy is the key strategic document within the Local Development Framework and will provide the basis for the production of other planning documents. Its role is to set out the strategic vision and direction for the area over the whole period up to 2026.
As there are many similar issues and challenges facing the two areas, Derbyshire Dales District Council and High Peak Borough Council have agreed to prepare a Joint Core Strategy for the area for which they are the planning authorities.
The area covered by the Core Strategy excludes the Peak District National Park, who are a separate local planning authority responsible for preparing their own Core Strategy.
An important part of the Core Strategy will be to plan the future growth of towns and villages across the area. The East Midlands Regional Plan requires that 10,000 new homes be built in the Peak Sub Region between 2006 and 2026.
After all existing planning permissions are taken into account we still need to identify land for about 3,500 homes in High Peak and 2,500 in Derbyshire Dales over this 20 year period. Some new land may also need to be found to support the local economy. The redevelopment of existing industrial sites will also present opportunities to provide new jobs.
In the Core Strategy Issues and Options views were sought on which towns and villages should accommodate this growth. The comments received suggested that the Market Towns and some of the larger villages were the most appropriate locations to achieve this. We have been made aware of a range of potential options that may be capable of achieving the level of growth required around the Market Towns and some of the larger villages.
The general locations of these potential development options are shown in the Growth Options Consultation Leaflet, which can be downloaded below. The growth options identified do not however indicate any specific sites, or the likely scale of development.
A five-week consultation on the potential growth options commenced on 27 August 2009 and ran until 1 October 2009. All comments received during the consultation period are currently being considered and will be used to inform the next stage of the Core Strategy process.

The draft Core Strategy will be available for public consultation in March 2010.

The discussion paper was the first step in preparing the new plan, which will shape the way in which new development will take place in High Peak Borough over the next 20 years. The new plan will be known as the Core Strategy and is part of a series of planning documents, being produced as part of the High Peak Local Development Framework.
The purpose of the discussion paper was to gather your views and opinions about the types of issues exist in the High Peak, and how they might be addressed in very broad terms.
The consultation ran from 8 November 2007 until 20 July 2008.
