Full Plans Application

A Notice of Approval under the Full Plans procedure will ensure that your plans meet the standards set down in the Building Regulations and can be used for applications including: New Dwellings, Extensions, Conversions and Alterations.  However, the Full Plans procedure must be used if the building work is in connection with a building that:

  • The Regulatory Reform (Fire Safety) Order 2005 applies to;
  • Is to be erected over a sewer;
  • Is situated in a private road.

There are two steps to a Full Plans Application. Firstly the Council will check the plans you have submitted and assess the proposed works against the Building Regulations. Where the proposed works meet the requirements of the Building Regulations the Council will Approve/Conditionally Approve those plans which can then be passed to your builder to start work.  Where the proposals are found to be unsatisfactory a Building Control Surveyor will endeavour to contact you/your agent in order that the plans can be amended.  In certain circumstances there may be no alternative but to reject the plans (i.e. where the plans indicate a contravention of the regulations, or contain insufficient information for assessment purposes).

Once the plans have been Approved/Conditionally Approved and works have commenced, we will inspect the work at appropriate stages. Once construction has been completed in accordance with the Building Regulations a Completion Certificate will be issued.

Ideally you should not start work until the plans submitted have been approved. If you start work before plans are approved this will be at your own risk and you may later have to pay for any alterations that are required in order to meet the Building Regulations.

The fee for this application type is split between two steps -
The Plan Fee is due upon submission of your application and
The Inspection Fees are due following the first site inspection carried out when works have commenced on site.
