Revitalising Buxton

Details of this major regeneration project for Buxton town centre and its current status.

Revitalising Buxton is a £100 million scheme that follows a successful bid by High Peak Borough Council to secure £6.6 million of Future High Streets funding from the Government.

The aim of the Future High Streets Fund is to renew and reshape town centres and high streets in a way that drives growth, improves experience and ensures future economic sustainability which means that they are not fully reliant on retail. 

Funding was given to places, including Buxton, which have higher than national shop vacancy levels.

The Council used this funding to acquire The Springs shopping centre in December 2022 with a view to redeveloping the outdated site. It added £4.2 million of its own money to the scheme and set about appointing a development partner to take the scheme forward.

In December 2024, after a competitive process, it appointed the Manchester based social impact developer Capital&Centric to deliver a residential-led neighbourhood that would `... bring quality homes for rent to the town centre with repurposed work and retail spaces and much improved access from Buxton's rail station`.

Three milestones, based on the established RIBA (Royal Institute of British Architects) process, have so far been followed to develop a proposal that could be submitted for planning.

The milestones included engagement to help shape the scheme and involved drop-in sessions aimed at residents, the distribution of newsletters to local households, a display in The Springs; meetings and briefings with councillors, the Council's Stakeholder Panel and the tenants at The Springs shopping centre; and regular updates via the media, social media and websites.

In May 2026 a planning application was submitted to High Peak Borough Council for a mixed-use development of 332 homes (for 880 people) and nearly 4,250 square metres of commercial space that would connect the rail station with Spring Gardens, uncover the River Wye, and create new landscaped public spaces.

The application will be heard by the Council's independent Development Control Committee later in 2026.

The Council has announced it will build 100 new affordable homes at Granby Road in nearby Fairfield and create up to 200 new car parking spaces on a former rail depot site by Buxton rail station, to support the scheme.
